New Hampshire Real Estate Market - 2007We all know that the real estate markets in many areas of the country have been less-than-hot over the last year and a half to two years. In spite of that, there are also areas in the country that didn't see the turbulent ups and downs that many markets experienced.
In spite of that, there are also areas in the country that didn't see the turbulent ups and downs that many markets experienced. The east and west coasts saw more of the swings than did the middle part of the country, and even within those areas, there were pockets that saw just the opposite.
And yet, in spite of real estate being very local, the media would have us all believe there is such a thing as a 'national real estate market'. NOT! If that were the case, we'd all be high-flying at the same time, as well as flying low at the same time, too. That just doesn't happen, and will never happen. Local events help shape local markets. If the economy in one area is booming, guess what? That local real estate market will likely be booming as well. Conversely, if a major employer or two shut down, then you can expect that local real estate market to be negatively impacted as well. But that surely doesn't impact the markets in other areas across the country. Sure, the national state of the economy will always have some kind of impact on all local markets, but what's going on locally really is so very important. And that is what the negative national media seem to leave out of the equation all the time.
From the peak 2006 prices, sales prices, on average, in New Hampshire are off only 2.5%. And that is a lot better than other parts of New England, and certainly much better than many places around the country. For 2007, sales prices are only off a little less than one percent - LESS THAN ONE PERCENT!! Do you hear that in the media? HECK NO! That doesn't sell papers or advertising on the news shows. But it is reality here for those of us in the state of New Hampshire. And the residents of NH and those thinking of becoming NH residents and homeowners need to hear that and know it, in my opinion. During the next week or so, I'll be putting up market reports to show what the real estate markets really were in each of the Seacoast towns in both NH and southern Maine, and you can see for yourself. I'll post the links to each report here in this post, so check back to see just how each of our towns here in this area weathered 2007.
