Rye NH Homes | Real Estate Market Recap 2007

This past year for homes in Rye New Hampshire, we saw some interesting real estate statistics. The homes for sale were down as was the average listing price, but the total number of sales was up and the average selling price was up as well.

This past year for homes in Rye New Hampshire, we saw some interesting real estate statistics.  The homes for sale were down as was the average listing price, but the total number of sales was up and the average selling price was up as well. 


Given the climate of the real estate market in general for 2007, that's pretty darn good!


In the market we've been in, and are still experiencing, sellers MUST pay very close attention to what the market is saying about pricing.  Those who sold this past year or so priced their properties appropriately for the market at that point in time.  It's always important to properly price any property, and it will remain ever more important this year as well.

  • Sales of Rye NH homes sold in 2007 was up from 2006.  We had a total of 63 homes sold this past year, compared to 43 homes sold in 2006.  In 2007, there were 130 homes offered for sale and we had 145 homes on the market for sale in 2006.

  • Average asking prices of homes in Rye NH saw a sizable change from 2006 to 2007, with the prices in 2007 being quite a bit lower than in 2006.  The average asking price in 2006 was $2,042,953, and this past year, the average asking price was $982,044.

  • Average sales prices of Rye homes was up in 2007 compared to the average sales price in 2006.  The average sales price of a home in Rye in 2006 was $808,848, and in 2007 the average sales price was $840,749.

  • Our average days on the market in Rye remained the same from 2006 to 2007, with 153 days being the average amount of time it took to sell a home.  We saw a slight decrease in the list-to-sell ratio in 2007.  The list-to-sell ratio is the amount sellers received of their last asking price - asking price compared to final selling price.  In 2006, sellers received on average 92.3% of their last asking price, and in 2007, sellers received 90.8% of their last asking price.

Rye is right along the New Hampshire coastline, and the wide variety of homes available in Rye runs the gamut from small seasonal cottages to fabulous large estates, both in country-type settings and also right on the ocean, gorgeous horse farms, and everything in between. 


December was a busy month, and January appears to have gotten off to a good start as well.
