Hampton NH is one of the few towns here in
the Seacoast that's right on the ocean.
We have the tiniest coast in the US, all 17 miles of it! And Hampton and
Hampton Beach take up a nice chunk of that short
coastline.
The real estate market in Hampton this past year showed that the prices
of homes and condos were down just a tiny bit, and the days on the market
increased just a little bit as well.
HAMPTON NEW HAMPSHIRE Real Estate Market Information for 2007:

- Homes in Hampton NH showed a slight decrease in the average
asking prices in 2007 compared to 2006. In 2006, the average asking price was
$444,048, and this past year saw the average asking price come in at $423,829.
We had 363 homes offered for sale in 2006, and we had 312 homes come on the
market for sale in 2007.
- Average sold prices of Hampton homes reflected a little bit
of a decrease this past year. The average sold price in 2006 was $365,979, and
the average sold price in 2007 was $351,419. That's less than a 5%
difference.
- Average days on the market saw a little bit of change as well. In 2006, it
took an average of 112 days to sell a home in Hampton NH, and it took an average
of 134 days to sell in 2007.
- Sellers, on average, received 95.1% of their last asking price as their
final sold price in 2006. That percentage in 2007 was 95.6% - a little bit of
an increase.

- Condos in Hampton NH showed pretty much the same decreases
as we saw reflected in the Hampton homes market. There were 390 condos offered
for sale in 2006, with the average asking price of $341,094. In 2007, we had
394 condos on the market for sale, and the average asking price this past year
was $274,269.
- The average sold prices on Hampton condos saw just a very
slight change between 2006 and 2007. The average sold price in 2006 was
$267,467, and in 2007, the average sold price was $259,831. We had 145 condos
sell in 2006, and there were a total of 154 condos that sold in 2007.
- The average days on the market in 2006 was 150 days, and it was 174 days in
2007. This number reflects the amount of time it took to sell a condo in
Hampton, from the time it came on the market until the time it actually
closed.
- Sellers received, on average, 97.2% of their last asking price as their
final selling price in 2006. That number in 2007 was 95.1% as their final
selling price.

- Hampton is one of the towns in the NH Seacoast area that has a multi-family
property market, so I've included these statistics here in this report to show
the activity in the last 2 years.
- Multi-family properties that were offered for sale in 2006 showed an average
asking price of $401,875, with 48 multi-families offered for sale that year. In
2007, we saw 39 multi-families offered for sale, with an average asking price of
$585,051.
- The average sold price of the multi-family properties that sold in 2006 was
$386,231, and in 2007, the average sold price was $323,767. We had 16
multi-families sell in 2006, and we had 9 sell in 2007. This shows that a lot
of those multi-family properties that were offered for sale just did not
sell.
- The amount of time it took to sell these properties showed an average of 142
days in 2006, and 152 days in 2007. Sellers, on average in 2006, received 96.1%
of their last asking price, and in 2007, they received 79.8% of their last
asking price. That's a sizeable change, and with only 9 selling this past year,
sellers who sold negotiated pretty heavily to get their properties sold last
year.


Hampton NH is in a great location - right along the ocean
with some very nice sandy beaches. It's right along I-95, and at the
intersection of one of our major east-west commuter corridors, Route 101.
Boston is just 40 minutes south, Manchester is 40 minutes to the west, the
mountain for skiing and year-round sports are within an easy drive, Portsmouth
is just 15 minutes north, and Portland Maine is less than an hour north.
