Buyers and sellers of Portsmouth New Hampshire
real estate
 certainly have plenty of choices for REALTORS in this
area.  And I know most of them spend quite a bit of time trying to figure out
just how to find and hire the right agent for them.

 

Here are some tips to help you when looking for a professional REALTOR to
help with your buying and/or selling needs
.  Look for the following
characteristics and traits:

  • Full-time professional dedicated to their profession;
  • Familiar with the area(s) you’re looking to buy or sell real estate in;
  • Works with you and listens to you to find out just what your needs are;
  • Works with you to successfully get the job done;
  • Knowledgeable about the skill-set needed to help you achieve your real
    estate goals efficiently and effectively;
  • Trustworthy, experienced, and confident about getting the job done for you;
  • References from previous seller and/or buyer clients.


Most of us have read all those how-to books and articles about choosing an agent and all the questions you should ask when interviewing for the REALTOR you’re going to hire to represent you.  I personally think a lot of the questions they tell you to ask really don’t glean the kind of information you need to know about how that agent is going to perform their job for you. 

Does it really matter whether that agent works in a large office or a smaller one?  What does it really tell you when you ask how many buyers they work with in any given time frame or how many sellers they work with at a time?  It tells you nothing as that agent may be able to handle more clients but just doesn’t service them as well.  On the other hand, someone who only works with 2-3 at a time may not, in fact, give better service than someone who works with 10-12 at a time.  Knowing those numbers really tells you nothing about how that agent works, how efficient they are or aren’t, or just how well they’re going to actually help you achieve your goal of buying or selling real estate in the Portsmouth NH market.

So, what should you really ask agents you’re considering
working with?  Here are a few questions I think are important for sellers and
buyers to ask:

  • Are they a full-time REALTOR/agent?  
  • What means will they employ to help you buy or sell?
  • How will they communicate with you?  How timely will those communications
    be?
  • If you’re a seller, ask about their marketing plan and what they do to get
    your property maximum exposure.
  • If you’re a seller, ask them about market statistics - how many homes sold,
    average selling prices, average days on the market, the absorption rate for your
    area and for your price range.  Those are numbers that every full-time
    professional should have and be able to convey to you.
  • If you’re a buyer, ask the same information about market statistics.  The
    agent you hire should be very knowledgeable about the market - if they aren’t,
    they aren’t going to be of much help to you when it comes advising and
    counselling you on price and terms.
  • Buyer or seller, ask agents about their technology plans, and how they plan
    to use today’s technology to help you achieve your real estate goals, whether
    you’re buying or selling real estate.
  • Ask them if they’ll be the actual agent you’ll be dealing with, or will you
    end up dealing with assistants or other staff.
  • If the agent doesn’t provide references, ask for them.
  • Ask what happens to their business and clients when they go away on vacation
    or are out of the office for a few days.  You want to make sure that another
    professional is right there to service you, whether buying or selling, and not
    left floundering and wondering what’s going on.
  • Ask if they’re a New Hampshire and/or Maine REALTOR.  REALTORS subscribe
    to a stringent Code of Ethics, which goes above and beyond just
    adhering to New Hampshire and/or Maine real estate laws.


Even more important than these questions, I think it’s a
MUST
to find an agent you ‘click’ with, feel comfortable with, feel
confident will get the job done for you, and that you TRUST


Buying and selling a home or condo is a major decision, and
you need to be able to trust the agent you hire.  You are, after all, entrusting
them with one of the biggest decisions most people ever make.

Perfect article! I am always so disappointed, when I see people dealing with unprofessional agents. To Buy a new home is very important event in man's life and you should really deal with professionals. Real professional is looking for long term relation with customer and tries to get the best home for his client, not the best for him. My team is working By Referral Only - means that our business is built by client referrals. It is our goal to work with our clients in a way that will make them want to refer us!

Julie - many thanks for your comments. I feel much like you do when I see buyers or sellers working with unprofessional agents, and I often find myself wondering if they know just how poorly they really are being serviced.

I represent clients in a way that I'd want someone to represent me or any of my family members - the Golden Rule always pays you back tenfold.
