Have you ever seen the signs on the side of the road at intersections or nailed to telephone poles about buying real estate - homes - condos? 

How about those ads in tabloid-type papers and magazines at store entrances?  Or those spam-type ads you see in emails and various websites?  ‘Send us your real estate information and well send you an offer!’ - ever see those kinds of ads?



I know I see them all over the place, and that may be because Im a New Hampshire and Maine REALTOR, and just naturally pick up on those kinds of things.  And I always cringe when I see them because I know what they really mean - those people generally, not all but most, try to take advantage of a real estate owners distressed situation and their real need to sell.  Discount buyers¦..

1-800-We-Buy-Houses CHEAP!!
Well, I happened upon an article (an ad) just like one of those this past week that seemed like it had a little more credence than most I see.  It seemed a little more legitimate than some, so I thought Id mention it to one of my sellers who had hired me to market and sell his Portsmouth NH condo.  I utilize all kinds of marketing and ways to get the word out about the listings Ive been hired to sell, and I thought this might be one more way to try to help my seller.

I sent him the article (ad) and asked him if he was interested in seeing what these 'buyers might be willing to pay for Portsmouth condos.  He was game and said ‘lets send them my property info’, so we did just that.


This particular offer said that theyd send an offer in 30 minutes or so.  ‘Get an instant offer on any property in the USA in under 30 minutes’ - thats what this particular offer said.  Within just a few minutes, we did receive an auto-responder that said 'due to the overwhelming response to their offer it could take as much as 24 hours for us to get their offer.  Well, fine, maybe this really was a legitimate program and a lot of people realized that and had submitted a property just like we did.

So we waited, and waited, 24 hours later, no offer.  We thought maybe theyre trying their best to deal with all the properties they received.  So, another 24 hours goes by, and another, and here we are, 104 hours later, and still no word at all from those supposedly very interested buyers who claim they 'send back offers on submitted properties anywhere in the USA in under 30 minutes

I must say, Im not totally surprised, but my seller, as savvy as he is, was somewhat disappointed because this offer did have a slight air of legitimacy about it, based on where we found the article (ad).

I did inquire as to why, after all this time, my seller received no offer, no email, no phone call - not even the courtesy of a 'thanks but no thanks type of message.   And guess what - I didnt even get a reply to that.  Not one word from these discount buyers out to save the world¦¦


The reason Ive written this post is to save you time and effort on these types of offers that seem to spring up when were in challenging real estate markets.  The people behind these types of offers are generally looking to pay you 25 cents on the dollar, or thereabouts, or even less, for your property.  If thats the kind of offer youre interested in, go right ahead and sell your property to them.

On the other hand, the best way to get your property sold is price.  The CORRECT price will always get your New Hampshire Real Estate sold - price, Price, PRICE.  And that doesnt mean putting your property on the market for 25 cents on the dollar of its value.

I always understood why these ads were so tempting to people; it's been a few years since I looked into what one local company offered here; at the time it was about 33% of market value. I'm not sure how the figures match up here now since foreclosure issue has reared it's head.  But for sure, the old adage, if it sounds too good to be true it probably is so be really careful, applies here.

Ines - my seller was disappointed, and I was a little as well.  These people made themselves sound like they just might be a tad bit different than others - guess not.  And yep, I got the picture, and you're right!



Carole - you're right about these ads and signs being quite tempting for some sellers.  "Geesh" is right - it's been days now, and still no word......  oh well....

Monika - 'scams and scum bags' is right, and they seem to be everywhere, especially when times are somewhat tough for many people.  My seller and I should have figured this particular offer wouldn't pan out to anything, but we chose to give him a chance, and well......  so much for our efforts.

Can't say that I'm really surprised at the lack of response.  I'm guessing that the person who made the offer would prefer to deal with people who don't have an agent representing the seller's interests.  Generally the people who make these offers would prefer to deal with someone who is a bit naive rather then someone who has an agent or an attorney representing them.

Brian - thanks for your comment.  Despite suspecting how this would play out, my seller and I were both a little disappointed in this one. 


Kaye - we did wonder if my seller having an agent representing him had something to do with the lack of reply.  Even if that were the case, a simple reply saying no thanks or your property (read - 'you having an agent') didn't match our criteria, etc. would have added a tiny hint of legitimacy, albeit very tiny....

Ann- This is - BY FAR - one of the best posts I have read in a long time. There are so many facets to the so-called-investors that home sellers do not know about.


Unfortunately, it is these so-called "investors" that wind up screwing up more people's lives than any real estate agent could - when it comes to buying and selling a propery.

Mariana - it is quite sad to think about how some of those 'investors' really have messed up so many lives.  We've had stories on the news here out of Boston for weeks now about these kinds of thieves and what they've done to many families.  And what really makes me sick is that they knowingly steal and destroy, and then sleep well at night.

Ann - it's a shame that those in need seem so desperate to believe in any solution - reminds me of poor people wanting to believe in the lottery as a salvation. I'm so glad you shared the whole story and agree - PRICE is key and unfortunately so many people owe more than they can sell for.

One of my sellers decided to talk to one of these "We buy ugly houses" folks.  They did get an offer.  It was SO LOW my seller laughed at him. I listed and sold the house within a few weeks for $75,000 more than the offer.


 


I guess if people are totally desparate it might be a good deal.  Not everyone is price sensitive, some people just want out so bad, money doesn't matter.


 


Of course those folks are the minority of the minority! :)

Cyndee - I can imagine that those who are in those kinds of situations grasping at things like these types of bogus offerings.  And sadly, so do get taken by them.  There were a number of homeowners in the Boston area that were really taken to the cleaners by people involved in not-so-legitmate offers to buy their properties.



Kristal - I bet that seller of yours was very thankful to have you on his side.  That's a HUGE difference in price, and just shows what those types of 'investors' really throw out there.  And I'm sure there are some who are, because of distressed situations, happy to take them up on those types of offers.  Your buyer made $75,000 more with his agent involved - good for him!
