1) Plan your remodeling job in advance - plan right down to the last detail ahead of time and you’ll avoid last minute glitches and you’ll also avoid unplanned-for overages, too. 2) Find the right contractor for you and your job - get referrals for contractors and never be afraid to ask for references. And make sure to check those references, too. Make sure they’re licensed, if they need to be for your state and locality, make sure they carry insurance, and make sure they pull the necessary permits to the remodeling job you’re hiring them for. 3) Don’t go overboard on improvements - the last thing you want to do is over-improve your home for your neighborhood. Kitchens and bathrooms will bring you back the most money, but plenty of other improvements won’t. 4) Plan the time and timing of your remodeling - be realistic in regards to how much time your improvements will realistically take to complete, and if you can schedule your job during the off-season for your contractor, you may well be able to save some money as well. 5) Ask your contractor for a detailed written estimate - go over it carefully with your contractor, and don’t hesitate to ask questions. Make sure as many details of the job as possible are in writing and included in that estimate to avoid any misunderstandings down the road. 6) Buy materials ahead of time - ask your contractor about the materials to be used in your remodeling job, and see if you can buy any of them ahead of time. We’re living in a volatile time right now, and the cost of materials has been fluctuating widely at times. If you can save some money by buying materials ahead of time, why not? 7) Line up your financing in advance - don’t wait until you’re into the project to wonder where the money is coming from the pay for your remodeling job. Talk with your banker or lender and see just what the best way for you to finance this might be - a home equity loan may work best, or perhaps a personal loan from your local bank may be best. Just make sure to talk to a professional to get the best rate and terms for you and what you want to to to improve your home. Some types of loans may provide you with an interest deduction - check with a financial expert to see what’s best for you. 8) Finally, let your contractor do the job you hired him to do! No one likes to be micro-managed, and that includes your contractor. If you don’t trust him enough to do the job you want done, then find a contractor you do trust. He’s the professional, he knows what you want and how to do it - let him do it.
