         New Hampshire Real Estate Market Trends

Each month, the New Hampshire Association of REALTORS puts out an update on how things are going in the state of NH.  The focus is usually on the real estate market statewide, and then it breaks down the various regions within the state of New Hampshire.


This month's real estate market update focuses on how well New Hampshire really is doing, especially compared to our other New England neighbors. 


Peter Franchese, the demographic advisor to the NH Association of REALTORS and the author of the Real Estate Trends article, has some interesting charts that New Hampshire buyers and sellers might want to check out.

The three charts in this article show several great things - New Hampshire's growth is above the rest of the New England states; New Hampshire's unemployment is the lowest in New England and well below the average nationally; and New Hampshire's economic activity index is well above the rest of the New England region as well as the national index.

Who Wants To Buy A Bridge in Rye New Hampshire??

Anyone looking to buy a historic Seacoast NH bridge?? Look no further - here's one coming up for auction in Rye NH.

Yep, you read that correctly - we do, in fact, have a bridge for sale right here in Rye New Hampshire.  And it's also one that's eligible for being listed in the National Register of Historic Places due to the significance of its engineering.


Why is this historic bridge being offered up for auction?  Federal law stipulates that all historic bridges must be offered to the public before any demolition can take place.


Where is this bridge for sale?  If you know where Odiorne Point State Park is on the Atlantic Ocean in Rye NH, you're almost right on it.  Look for the Odiorne Point boat launch, and it's right there.

  • 22 feet long
  • 6 feet by 16 feet floor structure
  • 4.3 foot sidewalk on one side, 3.5 foot sidewalk on the other side

Portsmouth NH Real Estate - Home Mortgage Application Tips

Here are some great tips to pay attention to if you're buying a home and applying for a mortgage -

Looking to buy a home or condo in the Portsmouth NH area

Make sure you start off by getting a written pre-approval letter from a professional lender.


Now that you've found the perfect Portsmouth home or condo, it's time to make your mortgage application.  Here's what you'll need to get together for your lender so you can provide him or her complete information to get your home mortgage in the works:

--  one month's worth of pay check stubs;
--  your last 2 years' of your W-2 forms;
--  your most recent 2-3 months' of bank account statements;
--  account numbers and contact information on all credit cards and outstanding loans;
--  child support and/or alimony payments, if applicable;
--  your last 2 years' of tax returns, if you're self-employed.


This information is necessary to process your request for a Portsmouth NH home or condo mortgage, so the more documentation you can provide up front, the smoother and more stress-free your real estate purchase and mortgage process will be.  If your lender requests additional informtation, do your best to get that information back as quickly as you can.  Keep the process flowing and don't cause unnecessary delays by not providing what's asked for or by challenging your lender's need for certain information or documentation.

What's the latest update in Portsmouth NH real estate, homes, and condos? Here's the market report for June 2008!


As a full-time professional New Hampshire REALTOR iin the Portsmouth real estate market, I get asked frequently how the market is, what's for sale, what's sold, etc.  The real estate market here in the Portsmouth NH area has been very active for the last few months now, and I've been really busy listing and selling homes and condos in the Seacoast NH and Maine areas.

Here's the June Portsmouth NH Real Estate Market Recap - June 2008

Single-Family Homes in Portsmouth:

*  Homes for sale - 71 homes currently for sale
*  New listings in June 2008 - 17 homes came on the market
*  Homes sale pending in June 2008 - 7 homes went under agreement in June
*  Homes sold in June 2008 - 19 homes sold in June
*  Average sales price - $416,126
*  Average days on the market - 83 days on the market before selling
*  Average list to sell ratio - 96.14%

Condos and Townhomes in Portsmouth:

*  Condos for sale - 94 condos currently for sale
*  New listings in June 2008 - 20 condos came on the market in June
*  Condos sale pending in June 2008 - 12 condos went under agreement in June
*  Condos sold in June 2008 - 18 condos sold in June
*  Average sales price - $304,264
*  Average days on the market - 130 days on the market before selling
*  Average list to sell ration - 98.07%

Multi-Family Properties in Portsmouth:

*  Multis for sale - 6 multi-family properties currently for sale
*  New listings in June 2008 - 2 new multi-family listings came on the market in June
