North Hampton New Hampshire saw some really interesting activity in the real estate market in 2007. 

Homes on the market were down slightly over 2006, however sales of North Hampton homes was up a good amount.  The average sales price in 2007 increased by a sizable amount as well.


This information is just further proof that all real estate is local, and that the media that continues to harp on a 'national real estate market' really need to get a clue and understand that there is NO SUCH THING

It's really very important for consumers to speak to a local real estate expert, and disregard the broad brush the news continues to paint all of us with.  We have great news in the real estate industry right here in our own backyard!

  • North Hampton NH homes sold were up in 2007 over 2006.  This past year, 54 homes sold compared to 33 homes that sold in 2006.  In 2007, we saw 98 homes come on the market for sale, and in 2006, we had 113 homes come on the market for sale.

  • Average asking prices of the homes saw a little bit of an uptick in 2007.  The average asking price in 2006 was $844,511, and in 2007, the average asking price was $853,375 for those homes that came on the market for sale.

  • Average selling prices of North Hampton homes increased by quite a bit in 2007.  The average selling price in 2006 was $577,664.  The average selling price this past year was $684,481 - quite a nice change in those numbers for homeowners in North Hampton!

  • The average days on the market until a home sold in North Hampton increased a little in 2007.  It took, on average, 140 days to sell a home in 2006.  In 2007, the average days on the market was 179 days, a little over a month longer to sell during this past year.

  • We did see a bit of a decrease in the list-to-sell number in 2007.  This number shows us what percentage sellers, on average, received of their last asking price.  The list-to-sell percentage in 2006 was 94.4%, and in 2007, sellers received 90.9% of their last asking price.

North Hampton NH is a beautiful little town right along the tiny coast of New Hampshire.  We have a wide variety of homes available here, from cute starter homes to magnificent estates, from farms to bold oceanfront settings.


December was a busy month in most of the Seacoast NH towns, and January has gotten off to a good start as well! 

 

So, despite what you read and hear in the media, remember that ALL REAL ESTATE IS LOCAL, and make sure to talk with your local real estate professional if you have questions about the local real estate market.
