Portsmouth New Hampshire Real Estate Market Update For May 2008

Real estate and the market activity is always a hot topic, everywhere we turn it’s always being talked about - on TV, in the newspapers, on the radio and in magazines, at parties, etc.

The Portsmouth New Hampshire real estate market has picked up quite a bit over the last couple of months, and the proof is in the numbers.  Real estate is so very local, I just wish the media would clue into that and start talking about local real estate markets instead of the ‘national market’, as they like to put it.

Total Listings  –  91

Condos Sold  –  5
Average Days on the Market  – 104

April Portsmouth NH Homes Activity:

New Listings  –  37
Sales Pending –  11
Homes Sold –  13
Average Days on the Market  –  153
Average Sold Price  –  $431,750

April Portsmouth NH Condos Activity:

New Listings  –  19
Sales Pending  –  10
Condos Sold  –  23
Average Days on the Market  –  144
Average Sold Price  –  $325,200

The average days on the market for both Portsmouth NH homes and condos are shortening up by over a month each, close to 2 months shorter in some cases. 

There are more buyers in the market now, creating some competition for those who’ve been in the market and just haven’t made up their minds, or who think they still have plenty of time to make a move on the house they really like.
