
Thinking about selling your Portsmouth home or
condo? Well spring is just around the corner and I thought some
spring-selling tips might be helpful to get your home or condo ready for today's real estate market.
To see what needs to be done to get the outside of your home
in shape to put it up for sale and to help have your home stand out as much as
possible from your competition, take a good slow walk around the around the
outside of your home.
Look at it like a potential buyer might - that requires a critical eye
because that's just how buyers look at homes and condos for sale here in the
Portsmouth NH area market.
Start your spring home maintenance by looking at:
- Roof - Any missing shingles? Any broken or curling
shingles?
- Gutters - Any broken, sagging, or missing parts to your
gutters? Do they need cleaning? Are the downspouts still in place and
correctly connected?
- Chimney - Any missing mortar or missing bricks? How's the
chimney cap holding up?
- Siding - Any peeling paint? Any clapboards needing
replacing? Does the vinyl siding need power-washing?
- Windows - Any broken windows needing replacing
or repairing? Are the storm windows holding up as they should? Need
cleaning?
- Garage - Any work needed here? Do the doors operate
properly? Can potential buyers actually see the inside of the garage? Is
everything in its place and well-organized?
- Shutters - Any broken or missing shutters? Do they need
repair or replacing?
Now let's look at any outdoor living areas:
- Patio - Are the any stones needing replacing? Cracked
concrete areas needing filling?
- Deck - Does it need cleaning? Power-washing and
re-staining? Are the railings and built-in seats secure and safe? Any rotted
boards needing replacing?
- Porch - Any loose railings that need to be secured or
replaced? Are the steps safe and solid? Does it need cleaning, re-painting,
re-staining?

Next take a look around at the yard and garden areas:
- Fences - Are these standing and looking good? Do any of the
sections need replacing, re-painting, re-staining?
- Yard - Are there left-over piles of leaves that need
cleaning up? Any tree limbs or branches in the yard?
- Garden Areas - Do your gardens need cleaning up - weeds,
dead plants from last year, fresh mulch?
- Shrubs and Trees - Is any pruning needed? Any dead leaves
caught up in shrubs? Is mulch needed around the bases of trees and
shrubs?
These are all things that are regular maintenance of your home, and
they're certainly things that home buyers in the market for a new home or condo
look for. They want to see that the home or condo they're giving
consideration to has been well-maintained and cared for. Taking care of
things such as these usually indicate the homeowner also maintained the systems
that can't be seen - furnace, plumbing, electrical, etc. And that goes a long
way toward making a buyer comfortable in their decision to seriously consider
your home or condo for their next home purchase.
