Always a hot topic, the real estate market updates interest just about everyone I know! Here's the August update for Exeter, Greenland, Stratham NH real estate markets.....

Real estate markets really are very local, no matter what you read or hear from the media.  What's happening in markets in other areas may not be anything like what's happening in your own local real estate market.  Statewide reports don't tell you about your local market, and neither do county real estate reports.  There are even pockets within any given town that will show different real estate activity than the city/town market report shows.

The homes real estate market in Greenland, Stratham, and Exeter has been busy, and some areas within each town are busier than others.  The condo real estate market in Exeter, Stratham, and Greenalnd has been quite busy, as this area is a terrific condo area for those buyers looking for the lifestyles that condos and townhomes provide.

Now that you're armed with all these numbers, what does it all mean to you, as Exeter, Stratham, and Greenland NH homeowners?

-- Thinking about selling your Stratham - Greenland - Exeter home or condo?  If you are, you can expect your home to take about 113 days to sell depending on the town you live in, and you can expect to receive about 96% of your asking price, again depending on which town you live in and assuming you've priced your home realistically to start with.  You can expect your condo to take about 246 days to sell depending on which town your condo is in, and you can expect to receive 94-95% of your asking price.

--  The numbers for each town - Stratham NH, Exeter NH, and Greenland NH show us some important things, namely what the absorption rate is for each town, and for homes and condos within each of those towns.  The absorption rate tells us about how long it would take to sell a home or a condo in each town if no other Exeter Stratham Greenland homes or condos were to come on the market for sale  The absorption rates for each town and each category are as follows:
     **  Stratham homes --       12 months          
     **  Stratham condos --      13 1/2 months
     **  Exeter homes --            9 1/2 months
     **  Exeter condos --           17 months  (yikes!)
     **  Greenland homes --      10 months
     **  Greenland condos --     12 months (Greenland doesn't have many condos)

 Pricing your home or condo properly in the beginning will be crucial to make sure you don't fall into the 7 month window to sell.

-- If you're thinking about buying a home or condo in Exeter, Stratham, Greenland, you're in a great market, both for timing and for what the Seacoast towns have to offer.  Your choices in housing are great and there are some great buying opportunities in the market.   And if you've been in the market and have found that perfect house or condo, only to have another buyer snap it up, you know that properly priced real estate is selling pretty quickly.
