Make sure you use a reputable and reliable local professional for your home inspections.  This will also help to raise the comfort level for your potential buyers if their agent knows, or knows of, that inspector and can speak to his experience in the area. 

Having this inspection report for buyers is not for the purpose of replacing their inspections, rather it's to increase potential buyers' comfort level with your home and to provide them knowledge about your home as well.  Generally speaking, the more informed both buyers and sellers are, the better the smoother the transaction goes.
