First of all we send the following letter to expired listings with a copy of their MLS listing brief with the word "EXPIRED" yellow high lighted or circled in an easily seeable color.

The letter goes on letterhead stationary and we use a plain envelope with just our name and our office street address, no company name on the envelope. This helps it get opened.
